Who Is Responsible For Pest Control In A Tenanted Property?

When a tenanted property is infested with rats, it must be treated with urgent response and absolute discretion to ensure asset preservation and profitability. Complaints of rat sightings can result to termination of lease contracts and tarnished reputation for the property manager. A quick solution to rat infestation is to call rat control in Brisbane for professional rat control and pest management.

Pests and rats usually become evident in tenanted properties at some stage during the tenancy. Different types of pests can invade a rental property from ants, fleas, cockroaches, spider, rats and mice, snakes, bees and many more. When these pests are present in the property, who is responsible for pest control? There are regulations in pest control in Australia but they can be unclear and often open to different interpretations.

It is the responsibility of the tenant to ensure that property is clean. On the other hand, it is the responsibility of the landlord or property manager to maintain the property in a safe state and fit for the tenant to reside in.

There are health and safety bylaws enforced by local councils in Australia that requires residential property owners to undertake annual pest control for pests including rats but most particularly for cockroaches. The general rule is for the landlord or the property manager to call a pest control operator if there is an outbreak or pest infestation in the property.

Meanwhile, the tenant is responsible for pest infestation like fleas caused by the tenant’s pets. The property condition report must include checking the premises for cleanliness and maintenance problems like pests. When a tenant vacates a property, the tenancy agreement has a condition that the tenant must undertake flea treatment control.

While the property manager is responsible for rat control, it can become the tenant’s responsibility if rat infestation is due to the tenant’s lack of cleanliness.

Rats and other pests cannot simply be eradicated by products that you buy from the supermarket. When there is a rat infestation, the best option is to call rat control in Brisbane that uses a variety of advanced traps to catch and neutralize rats and mice in the property.

Flat Tyres In Brisbane And The Gold Coast

The RACQ has released information on the highest number of flat tyre incidents in the suburbs. As the top motoring club in the area, their reportcontains flat tyre data for the period of January to June of 2018. The locations listed below are noted as the spots motorists are most likely to have flat tyre incidents.

Flat tyres in Brisbane are given for the top 5. In last place is Greenslopes with 143 incidents; in a close fourth place is Coorparoo with 1 more at 144; in third place is Chermside with 147; in second place is Brisbane CBD with 2 more at 149; and in first place isEight Mile Plains with 159 incidents.

In the Gold Coast, the rankings start with Helensvaleat last place with 125 incidents; then there is Nerang at fourth place with 161 incidents; Robina at third place with 182; Surfers Paradise in second with 187; and Southport at a far first place with 315 incidents of flat tyres.

Kirsty Clinton, a spokesperson of RACQ, stated that roads with more traffic and more hazards such as main thoroughfares are spots motorists are more likely to experience flat tyres. Clinton also cautions that prevention is best, and motorists must always take the time to check their tyres for any objects that may have been lodged in their tyres, any unusual vibrations in their cars, and any sign of wear and tear. Motorists must also check pressure and air in their tyres to ensure they are at tiptop shape.

In the event of a flat tyre, especially in very busy and hazardous roads, RACQ advises that motorists do not attempt to change the tyres themselves. They must instead pull over to a safer area and call a professional for help. It is a big risk to be changing the tyres yourself in dangerous roads. Motorists are better served with expert help, such as that from the RACQ, whose members enjoy free tyre service, while non-members are charged the going rate.

Any motorist who experiences a flat tyre in Brisbane and the Gold Coast should read the data above and the advice from the RACQ to ensure safety at all times, even during a flat tyre incident.
